Job Summary   :

The Center Head will be responsible for P & L management, strategizing, branding and positioning of the Shopping Centre (Retail Vertical) providing leadership and setting targets in line with the Company&rsquos Vision and Mission ensuring the long-term business goals are achieved.

Illustrative Responsibilities   :
  • Forecasting financial operating budgets for shopping center (Retail Vertical) and ensure the set operating budgets are met
  • Maximizing EBITDA through a deliberate process of increasing all potential income sources, while controlling expenses
  • Oversee the Heads of Department to formulate an overall plan and strategies for all departments with an aim to achieve the set objectives / business plan.
  • Develop leasing plan and to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan
  • Ensure proper tenant mix and zoning within the shopping center in line with business strategy and market demand
  • Negotiations of leases both new and renewals across all categories including: Anchors, line units, F&B and leisure
  • Advise Management on current and future retails trends, including new concepts and quality tenants
  • Conceptualize annual events and promotions and oversee their execution to increase footfall at the shopping center.
  • Develop and oversee implementation of ATL, BTL, TTL, Guerilla marketing campaigns and brand strategies to achieve marketing revenue targets and create brand visibility
  • Prepare plans and schedules for regular and periodic maintenance in conjunction with relevant department heads and follow up on quality and execution
  • Work closely with the Operations team to ensure building facilities engineering and conservancy services such as maintenance works, security, housekeeping, landscaping and car park are coordinated effectively
  • Oversee compliance (electrical inspectorate, lifts inspections, pollution control, occupational health & safety standards, water, waste management, fire inspections, property tax etc.) and liaison with civic agencies to ensure smooth operations of facilities
  • Ensure effective execution of the financial management functions. This includes timely preparation and submission of the monthly management reports, budget forecast
  • Ensure the well facilitation and support in the running of the mall in human resource, such as manpower planning, recruitment, training, employee relations, staff welfare, compensation and benefits, discipline, etc.
  • Monthly monitoring and collection of rentals/CAM to ensure no outstanding
  • Debtors ageing analysis, budget variance analysis
  • Financial operations including budgeting, cash flow planning, feasibility studies, control of assets, budget monitoring

Required Qualification   :
  • Must have 14+ years of progressive experience in Operations, including minimum 3

years in a leadership role. Preferably from a high growth organization from Retail Shopping Centres, Retail, Hospitality and Consumer Service / Facing organisations.

  • Proven ability to identify and develop robust plans for profitable business growth.
  • Effective management, training and development of a large team.
  • Strong ability to negotiate with and manage key accounts and partners successfully.
  • The equivalent of a bachelor's degree in Hospitality - an MBA would be desirable.
