Job Summary   :

The job purpose of this role is to execute the leasing plan by identifying and negotiating with the prospective tenants/ retailers to maximize income in line with the business plan for VR Surat. He/she will ensure proper tenant mix in line with business strategy, market demand, and ensure enabling desired business objectives.

Illustrative Responsibilities   :
  • Leasing Management and closures
  • Brand analysis, Catchment analysis, and Market analysis to derive to a strategic positioning of the shopping centre with the management team
  • Setting up leasing targets and ensuring all targets are timely achieved as per the assigned retail categories / leasing plan
  • Identifying the prospective tenants / retailers and setting meetings
  • Conduct presentations and site visits for prospective tenants/ retailers in order to promote shopping centre as a unique retail destination
  • Developing attractive leasing packages, negotiating and closure of the deals
  • Lease documentation & fit out coordination
  • Follow up with the tenant/ retailer for the documentation related to the project.
  • Coordinate with the legal team to conclude on the contract clauses and taking a final signoff from the tenant / retailer on the contract.
  • Work with the tenant coordination team in transitioning from the executed contract through to the handover of tenant spaces and commencement of fit out, through to trading.
  • Ensuring the delivery condition of each tenant/ retailer is met.
  • MIS, Reporting and Maintaining Relationships
  • Create tenants / retailers profile and accurate databases for each tenant category.
  • Prepare weekly and monthly reports on the status and performance of leasing activities.
  • Monthly / quarterly presentation to the management on the leasing status.
  • Effectively manage relationship with all tenants / retailer.
  • Establish and maintain effective work relationship with the IPC&rsquos (International Property Consultants) and local players for business leads.
  • Building a good rapport and coordination with the internal team
Required Skills   :
  • Must be highly organized and able to manage multiple priorities in a efficient manner
  • Strong work ethic, intense drive, and initiative for customer service.
  • Excellent written and oral communication skills.
  • Excellent negotiation and problem-solving skills
Required Qualification   :
  • Graduate with minimum 5 plus years of experience in a retail industry.
